Renting a property in South Australia, you will have to face routine rental inspections.


Tips - what to expect and how to be prepared for the inspection.


What is the purpose of a rental inspection?


Renting through a Real Estate Agency, your Property Manager will carry out a periodic inspection.
It is not a test to see how shiny like a diamond your house is. The well-cleaned property will impress a Property Manager and help to identify any problems that could require maintenance or repair and to ensure it’s being cared for.


When can they happen?


A routine rental inspection will be carried out every three months. You will be given the notice with the inspection date and time slot in advance to prepare for this visit in which the Property Manager will arrive.
You can be present while the inspection is performed, but not required.


Generally, an inspection includes the following checks: 

  • The property hasn’t been damaged in any way;
  • The property is being maintained neat and tidy;
  • The grounds are being maintained in order (mowing, weed removal, lawn watering);
  • No pets are living at the property unless they’re allowed to;
  • No more people living in the home than you specified on the rental agreement.
They will also note down any new damage or things that could breach of your rental agreement. Don't hide pets when your agreement says ‘no pets’. IIf you are permitted pets and have them, ensure they are safe. Or ask somebody look after them for the day if you can.


Generally, inspection won’t take longer than 10 minutes.


What do you need to do?


Promptly notify your Property Manager of any changes in your details: mobile number, bank details, email address, changes in your circumstances if they influence your lease terms.

It will keep the lines of communication open and honest.

During the tenancy notify your Property Manager about any damages or maintenance issues you notice. When necessary, fill out the maintenance request forms.
